A potentially significant project in a currently undeveloped area of St. John’s is back on city council’s radar.
The proposal, from Noseguard Holdings, would see a mix of residential and commercial development in the area of George’s Pond Road, near the Team Gushue Highway.
Aside from a couple of unserviced buildings, the area is mostly forest and is undeveloped. The city says allowing the project to proceed would open the area up to future development.
The city says there are a number of servicing studies that would need to be completed to analyze how the development would need to proceed, including stormwater, floodplain, sanitary sewer, water system, transportation, parks and open space, and legal requirements.
The city says those studies are significant, but necessary to identify how to best service the undeveloped land and to ensure it meets current city policies.
If city council chooses to move on to the next steps, the proponent will have to complete a “land use” report, which would then go to a public meeting for feedback.
City council will vote on the matter tomorrow afternoon. Monday’s regular council meeting has been moved to Tuesday due to the Stanley Cup parade today.
