A local home inspector is concerned that many home buyers are choosing to forego a home inspection as a condition of sale.
Mike Guihan has been involved in the home inspection business for decades.
He says while he’s not surprised, given the current market conditions, he is disappointed to hear it.
“There are a lot of people wanting to buy that house” says Guihan about the demand in the local market, “you can either offer more money, or you can offer to forego such things as a home inspection that may, or may not, identify things that need to be addressed. I think it’s a bad move, but I also think the price of houses are a bit crazy.”
Guihan says once a home inspector enters a home, they have to identify everything whether good, bad or minor. He calls a home inspection an added layer of consumer protection for what will be the biggest purchase of a person’s life.
“It gives a person an opportunity to make a decision. I don’t tell them whether they should or shouldn’t buy it, I’m going to tell you where the dragons are buried.”
