Rezoning for a significant development in the Southlands area of St. John’s is a step closer to approval.
A developer wants to add almost 100 new residential lots off Ruby Line, backing onto Brad Gushue Crescent.
But the first step is to have the land rezoned from Open Space to Residential 1.
That shouldn’t be a problem since most of the land surrounding it is already zoned that way for existing and future development.
And while there is a wetland in the area, it was studied and deemed “not significant” on a standardized scale, leaving it unprotected.
As well, the developer must do a new traffic study for the area before approval is granted.
The plan passed the city’s committee stage yesterday and will now go before a full vote of council.
Meanwhile, the city’s manager of planning, Jason Sinyard, said there may be some movement in connecting Southlands Boulevard to neighbouring Galway.
“The two developers, the Southlands developer and the Galway developer, are apparently working together to try and come up with a construction schedule so we remain optimistic that something will come forward in the future,” he said. “But as we all know the responsibility is that of the developer, not of the city, to complete Southlands Boulevard as part of those developments.”
